What is Fractional Ownership?

Can I sell my fraction?

Yes. It may be bought and sold like any other piece of real estate. Ownership fraction may be sold or transferred at any time subject to conditions outlined in the ownership and use agreement.

How do I know if fractional ownership is right for me?

Fractional ownership is targeted to individuals who wish to purchase recreational property in a premier location, while not incurring the entire purchase cost and maintenance cost of whole ownership.

Most vacation homes are seldom used more than a few months a year. When weighed against the number of days a property is used, the responsibilities and costs of whole ownership are often unjustifiable. Time at the cabin is often spent maintaining the property. Fractional ownership significantly reduces the cost of purchasing a second home and alleviates the majority of homeowner- related responsibilities. Upon arrival, you are immediately on vacation, spending your time enjoying the amenities of the resort and island at a fraction of the cost of whole ownership.

Why 1/13 fractions?

1/13 fractions are the most commonly used method to divide fractionally owned properties. The 1/13 model is ideal for a 52 week calendar as it entitles each owner to one week of each season. How do I know when I can use my villa?
Each owner has 4 weeks of use annually. Time is divided into one week per season,. This schedule rotates annually.

Who gets first choice of their place in the rotation?
This is determined on a first come, first served basis according to who purchases first.

If I want time outside of my allotted weeks, can I rent or trade from another owner?
Yes. Arrangements such as this can be made between owners.

Will I always be in the same villa?
Yes. You are only entitled to time in the unit villa you purchased.

Can I rent time in a villa other than my own?
Yes, you may. Just contact the Property Management Company of the resort.

Cleaning & maintenance

Each villa is thoroughly and professionally cleaned for you after each stay. Arrive at your villa and you are immediately on vacation. When it is time to go, just close the door behind you. During the regular week, a mandatory one-day cleaning period is scheduled between stays to ensure a clean villa welcomes the new owner. In the summer, that becomes an intensive ½ day cleaning to allow for faster transitions.

General maintenance and landscaping is provided via a management contract, which will attend the site on a regular basis. Turn around cleaning and general maintenance is included in your monthly ownership fees.

Are housekeeping services available during my stay?
Yes. A housekeeping service is available at any time during your stay. Extra housekeeping is a personal expense, separate from ownership fees. Owners will be pleased to find that the housekeeping rates are very reasonable.

What about damage?
Damage to the unit or its contents caused by an owner or his/her guests, beyond normal wear and tear, will be the responsibility of that owner. Provisions for wear and tear and emergency repair are included in your maintenance reserve.

Is smoking allowed at the Hecla Oasis Vacation Villas?
All units are non-smoking. The entire property is non-smoking.

Do I have insurance coverage as an owner?

Yes, you will be protected by one of the most comprehensive third party insurance companies in Manitoba.

How 'fully furnished' are the villas?

Each villa is a completely equipped house. From furniture to linens , each villa is fully equipped down to dinnerware and cutlery.
